Real Estate Basics
Real estate becomes much easier when you understand a few core concepts: cash flow, equity, debt, appreciation, and leverage.
What is real estate investing?
Real estate investing is the purchase, ownership, management, rental, or sale of property for profit. It is one of the oldest and most reliable wealth-building strategies available.
What makes real estate an asset?
Real estate is a tangible asset that can generate income, appreciate in value, and be leveraged to acquire more assets. Unlike stocks, you can physically improve real estate to increase its value.
Cash flow explained
Cash flow is the money left over after collecting rent and paying all expenses including mortgage, taxes, insurance, maintenance, and reserves. Positive cash flow means the property pays you every month.
Equity explained
Equity is the difference between what a property is worth and what you owe on it. Equity grows through loan paydown, market appreciation, and property improvements.
Appreciation explained
Appreciation is the increase in a property's value over time. It can happen naturally through market growth or be forced through renovations and improvements.
Leverage explained
Leverage means using borrowed money (a mortgage) to control a larger asset. A 20% down payment gives you control of 100% of the property and 100% of its appreciation.
Mortgage basics
A mortgage is a loan used to purchase real estate. The property serves as collateral. Mortgages typically have 15-30 year terms with fixed or adjustable interest rates.
Rent and expenses
Rental income must cover all expenses: mortgage payment, property taxes, insurance, maintenance, property management, vacancy reserves, and capital expenditures.
Owning vs investing
Owning a home is not the same as real estate investing. Investing focuses on properties that generate income and build wealth, not just personal shelter.
Why investors buy rentals
Investors buy rentals for four wealth-building mechanisms: monthly cash flow, equity building through loan paydown, appreciation, and tax advantages.
